How the job runs, start to finish

Step 1

Inspection

We survey the surface type and area, drainage layout, pedestrian routes, bay markings, access constraints and where plant and water can be positioned.

Step 2

Diagnosis

Surface, soiling and site logistics set the method and the phasing plan. RAMS, method statements and any permit-to-work requirements are prepared before mobilisation, and the working window is agreed with you.

Step 3

Execution

The site is cleaned in phased sections so parts of the carpark remain usable, with rotary surface cleaners across open areas, hand detailing at kerbs, bays, joints and edges, and silt collected rather than flushed into the gullies.

Step 4

Verification

Before the vans move, the work is walked with you or photographed end to end. Gutters are flow-checked, surfaces are inspected in daylight, and anything we found along the way, a slipped tile, a split downpipe, a failing joint, is reported in writing rather than left for you to discover.

Step 5

Completion and guarantee

The site is cleared, planting is rinsed off and your invoice follows by email. Where the service carries a guarantee, the terms are confirmed in writing with the date the cover runs from, and low-cost retreatment is offered before the cover lapses rather than after.

Carpark Cleaning: methods, materials and variations

Surfaces and materials

Tarmac and asphalt, concrete, block paving, resin-bound surfacing, imprinted concrete and multi-storey deck slabs. Tarmac is cleaned at moderate pressure so the binder is not disturbed; concrete takes a firmer clean; block paving in parking bays is cleaned and re-sanded where the joints have emptied; resin-bound surfaces need lower pressure to protect the matrix.

Method and equipment

Wide rotary surface cleaners give even coverage without lance striping across open bays and aisles. Kerb lines, bay markings, edges, islands and pedestrian crossings are detailed by hand. Silt is collected and removed from site rather than flushed into gullies, and drainage channels and gully gratings are cleared as part of the works where they fall within scope.

How long does it take?

It depends entirely on area and phasing. The programme and expected number of shifts are confirmed in the quote before any mobilisation.

Can you work outside our opening hours?

We work 8am to 6pm, and phase commercial cleans around your quieter periods and access windows so trading is disrupted as little as possible.

Do you provide RAMS and method statements?

Yes, on request, along with our insurance schedule and evidence of IPAF and PASMA certification where working at height forms part of the scope.

What insurance do you hold?

Will you damage the tarmac or line markings?

No. Pressure and equipment are matched to the surface, and bay markings are detailed carefully rather than blasted.
