Overview
What patio cleaning actually involves
Patios green over quickly in the British climate and become genuinely slippery. We clean the full surface back to the stone and leave the surrounding garden as we found it.
What it is
Patio cleaning is the removal of algae, moss, lichen and ingrained dirt from paved outdoor living areas, including clearing growth out of the joints, using steam or controlled pressure chosen for the material.
Who it is for
Homeowners whose patio has become slippery or discoloured, anyone hosting through summer, older residents worried about underfoot safety, and hospitality clients with outdoor seating areas.
When it is needed
In spring before the patio comes back into use, in autumn after leaf fall, when the surface is slippery in the wet, or when jointing has filled with moss.
Why professional help matters
Patios green up fast in the British climate and become genuinely hazardous. The wrong pressure on older or softer stone permanently pits the surface, so the method matters as much as the effort.

What it costs to wait
What happens if it is left
Slip risk on wet stone
Algae film on smooth stone is one of the most common causes of falls at home. It looks like dirt and behaves like ice.
Moss lifts the slabs
Growth in the joints expands, works pointing loose and lets water into the bedding layer, which then settles unevenly and creates trip edges.
Staining sets into the stone
Organic staining, spilled barbecue fat and leaf tannins bite deeper the longer they sit. Cleaned in season they come out; left for years, some do not fully.
The space stops getting used
Most neglected patios are not structurally failing: they have just become unpleasant enough that the household stops going outside.
Common mistakes we get called in to fix
- Blasting Indian sandstone or limestone at full pressure and pitting the face permanently
- Cleaning porcelain with an abrasive that dulls the glaze
- Washing silt into the borders instead of flushing it to a drain
- Leaving joint growth in place, so the stain returns from the joints outwards
- Using strong household chemicals next to planting and lawn edges
Our process
How the job runs, start to finish
Step 1
Inspection
We identify the material, check pointing, falls and drainage, and note any loose or rocking slabs before anything is cleaned.
Step 2
Diagnosis
Older or softer stone gets steam or reduced pressure; robust concrete slabs take a firmer surface clean. You are told which and why before we start.
Step 3
Execution
Planting and borders are protected, the full area is cleaned in even overlapping passes, joints are cleared of moss and weed, and silt is flushed away rather than left in the beds.
Step 4
Verification
Before the vans move, the work is walked with you or photographed end to end. Gutters are flow-checked, surfaces are inspected in daylight, and anything we found along the way, a slipped tile, a split downpipe, a failing joint, is reported in writing rather than left for you to discover.
Step 5
Completion and guarantee
The site is cleared, planting is rinsed off and your invoice follows by email. Where the service carries a guarantee, the terms are confirmed in writing with the date the cover runs from, and low-cost retreatment is offered before the cover lapses rather than after.
Benefits
What you get for the money
Speed
Most domestic patios are completed in half a day to a day.
Safety
The slip film is removed from the whole area, including shaded edges and steps where falls actually happen.
Longevity
Clearing the joints as well as the faces slows the return of growth considerably.
Cost savings
Cleaning existing stone costs a fraction of relaying or replacing a patio that has been left to deteriorate.
Reliability
One-off or seasonal repeat cleaning, quoted in writing and valid for 30 days.
Peace of mind
Fully insured, tidy working, and the garden left as we found it.
In detail
Patio Cleaning: methods, materials and variations
Materials we clean
Indian sandstone, limestone, granite, slate, riven and sawn natural stone, concrete slabs, porcelain, and block-paved terraces. Sandstone and limestone are porous and soften with age, so they are steamed or cleaned at reduced pressure. Porcelain is largely non-porous and cleans easily but must not be scoured. Concrete slabs take the most robust treatment of the group.
Method detail
Steam works well on older stone because heat does the work instead of force, killing spores in the pores rather than blasting the top layer away. Controlled pressure through a rotary surface cleaner suits harder materials and gives even coverage without wand marks. Joints are cleared by hand or with a narrow-jet detail pass so the growth is taken out at the root.
Variations of the service
One-off restorative cleans for patios untouched for years, seasonal maintenance cleans each spring, steps and path cleaning alongside the main area, and joint re-pointing referrals where the pointing has failed beyond what cleaning can address.
Situations this applies to
Shaded gardens, patios under trees, north-facing terraces, homes with elderly residents where slip risk matters most, holiday lets between bookings, and pubs or cafés with outdoor seating.
Residential and commercial differences
Domestic patios are usually a single short visit. Hospitality and commercial terraces are scheduled around opening hours, often early morning, with RAMS supplied on request and the area handed back dry and usable before service.

Questions
Patio Cleaning FAQs
How much does patio cleaning cost?
Patios are priced by size, surface type and condition, and confirmed in a written quote valid for 30 days. Booking it alongside a driveway or roof clean is usually cheaper than a separate visit.
How long does it take?
Most domestic patios take half a day to a day depending on area and how established the growth is.
Will you damage my Indian sandstone?
No. Softer, more porous stone is cleaned with steam or reduced pressure precisely to avoid the pitting that full-pressure lancing causes.
Can you clean porcelain patios?
Yes. Porcelain cleans readily with the correct low-abrasion method and no scouring of the surface.
Will the green come back?
Eventually, in any shaded British garden. Most customers book a maintenance clean every one to two years, usually each spring before the patio comes back into use.
Will my plants be affected?
Borders and planting are sheeted before we start and rinsed afterwards as part of the standard method.
Do you re-point patio joints?
We clear growth from the joints as part of the clean. Where the pointing itself has failed we will tell you plainly rather than cleaning over a problem.
Do I need to be home?
Not necessarily, provided we have access to the garden and an agreed water source.
Is there a guarantee?
Roof cleaning carries a 3–5 year no-moss guarantee and render a 2-year guarantee. Patio cleaning is quoted as a restorative clean, with repeat cleaning available to maintain it.
Which areas do you cover?
Milton Keynes, Buckinghamshire, Bedfordshire, Northamptonshire and the surrounding counties.
