When it is needed
When moss is visible from the ground, when fragments of moss keep appearing in gutters and downpipes, when a north-facing slope has gone dark and stayed dark, or before solar panels, guttering or fascias are replaced.

Moss holds water against the tile
A moss mat behaves like a sponge sitting on your roof. Held moisture keeps the tile saturated through winter, and repeated freeze-thaw cycles break down the tile face. Concrete tiles start to spall, and once the surface has gone it does not come back.
Gutters and downpipes block
Moss sheds constantly. Fragments wash into the gutter run, compact at the outlets and dam the flow. Overflow then runs down the wall, staining render and soaking fascia and soffit timber until it rots.
Small faults stay hidden
A slipped or cracked tile under a moss mat is invisible from the ground. Water tracks into the loft space quietly for months, and the first symptom is usually a stained ceiling and a much larger bill.
The property reads as neglected
A green roof is the first thing a buyer, valuer or neighbour notices. It suggests deferred maintenance across the whole property, whether or not that is fair.

Our process
How the job runs, start to finish
Step 1
Inspection
We look at the tile itself, age, make, profile and condition, plus the pitch, access, gutter runs and anything nearby that needs protecting. Where a visit is not practical we can assess from clear photographs taken standing well back from the building.
Step 2
Diagnosis and method choice
Steam suits tiles that will take heat and direct contact and gives an immediate visual result. Softwash suits older, more fragile or heavily coated tiles where contact should be minimised. You are told which we are using and why before any work starts.
Step 3
Execution
Planting, borders and paths are sheeted. Moss is removed across the whole roof, not just the visible elevation, gutters are cleared of the debris we create, and fascias and windows are cleaned down as part of the same visit.
Step 4
Verification
Before the vans move, the work is walked with you or photographed end to end. Gutters are flow-checked, surfaces are inspected in daylight, and anything we found along the way, a slipped tile, a split downpipe, a failing joint, is reported in writing rather than left for you to discover.
Step 5
Completion and guarantee
The site is cleared, planting is rinsed off and your invoice follows by email. Where the service carries a guarantee, the terms are confirmed in writing with the date the cover runs from, and low-cost retreatment is offered before the cover lapses rather than after.

Roof Cleaning: methods, materials and variations
Tile materials we work on
Concrete interlocking tiles, clay plain tiles and pantiles, natural and fibre-cement slate, and older handmade clay. Each takes cleaning differently: concrete tolerates steam well once the surface is sound, clay pantiles need a lighter touch at the laps, and slate is treated almost entirely by softwash because the fixings and the delamination risk make aggressive contact a bad idea.
Steam versus softwash
Steam cleaning uses heat and low mechanical pressure to lift moss and lichen on contact, giving an immediate transformation and killing spores as it goes. Softwashing applies a biocidal solution at garden-hose pressure, breaks the growth down biologically and lets weather carry the residue away over the following weeks. Steam is the right answer for sound concrete and a client who wants an instant result; softwash is the right answer for fragile, coated or awkward-access roofs, and for treating regrowth cheaply after an initial clean.
Variations of the service
A full clean and treat is the standard package. A treat-only visit suits roofs with light algae and no established moss mat. A maintenance retreatment keeps a previously cleaned roof inside its guarantee window. Roof cleaning is also commonly paired with bird proofing where solar panels are fitted, and with gutter clearance on properties surrounded by mature trees.

How long will the roof stay clean?
Realistically three to five years under the guarantee, longer with a retreatment visit. Roofs under heavy tree cover or on permanently shaded slopes benefit most from a scheduled retreatment.
Do you clean gutters and fascias too?
Yes: gutter clearing, fascia cleaning and window cleaning are included as standard with roof cleaning. You do not need to book them separately.
How high can you reach?
Up to three storeys as standard. For taller buildings we bring in MEWPs, cherry pickers or tower scaffolding, and our operatives hold IPAF and PASMA qualifications.
Can you quote without visiting?
Yes. Send your full address and photos taken standing far enough back to show the whole building. We prefer an in-person visit where possible so the tile and access are assessed properly.
Do you cover emergencies or urgent jobs?
We work Monday to Friday, 8am to 6pm, and will always tell you honestly where you sit in the schedule. If a blocked gutter or slipped tile is actively causing damage, say so when you call and we will prioritise it.
