What it is

Cladding cleaning is the low-pressure softwash cleaning of external panel systems, composite, metal, timber, fibre-cement and uPVC, removing atmospheric soiling, traffic film, algae and lichen without stressing panels, seals or coatings.

Who it is for

Commercial landlords and managing agents, industrial and retail unit occupiers, schools and healthcare estates, and homeowners with clad elevations or extensions.

Our process

How the job runs, start to finish

Step 1

Inspection

We identify the panel system and coating, check gaskets, joints and sealant, and survey access: ground conditions, exclusion zones, overhead services and where plant can safely stand.

Step 2

Diagnosis

Panel type and soiling level set the solution strength and dwell time. RAMS and method statements are produced on request before mobilisation, along with any permit-to-work requirements.

Step 3

Execution

Ground and glazing are protected, then the softwash is applied panel by panel at low pressure and rinsed down in a controlled sequence, working top to bottom so there are no run marks.

Step 4

Verification

Before the vans move, the work is walked with you or photographed end to end. Gutters are flow-checked, surfaces are inspected in daylight, and anything we found along the way, a slipped tile, a split downpipe, a failing joint, is reported in writing rather than left for you to discover.

Step 5

Completion and guarantee

The site is cleared, planting is rinsed off and your invoice follows by email. Where the service carries a guarantee, the terms are confirmed in writing with the date the cover runs from, and low-cost retreatment is offered before the cover lapses rather than after.

Cladding Cleaning: methods, materials and variations

Panel systems and materials

Composite and insulated sandwich panels, PPC aluminium and powder-coated steel, fibre-cement boards, timber and thermally modified cladding, uPVC and shiplap systems, and rainscreen assemblies. Coated metals need a neutral solution that will not attack the finish, fibre-cement holds lichen in its surface texture and needs a longer dwell, and timber cladding is treated more like decking than like panels.

Method detail

The softwash is applied at low pressure through a broad fan from the top of the elevation down, dwelled so the biocide breaks down the growth biologically, and rinsed with volume rather than force. Working panel by panel across full runs prevents visible tide marks between wet and dry areas. Glazing, signage, ground surfaces and any landscaping below are protected before application begins.
