Rendered walls hold algae and organic staining that pressure washing can drive into the surface. We softwash instead, so the render is cleaned rather than eroded, and the result holds.

What it is

Render cleaning is the removal of algae, lichen and black organic staining from rendered and painted elevations using a softwash solution applied at low pressure, followed where needed by a gentle steam washdown.

Why professional help matters

Most render damage we are called to fix was caused by a pressure washer. Render is a thin decorative coating over a substrate: hit it hard enough to remove staining and you remove the coating with it, leaving a patchy finish that only full re-rendering will resolve.

What happens if it is left

Organic growth holds moisture in the coating

Algae and lichen keep the render face permanently damp. Trapped moisture works into micro-cracks, freezes, expands and progressively breaks the coating away from the substrate.

Staining becomes permanent

Left long enough, black organic staining bites into the surface texture rather than sitting on it. It is still cleanable, but it takes multiple treatments instead of one.

Overflow makes it worse

Most black streaking starts at a leaking gutter joint or a blocked outlet. Clean the wall and ignore the cause and the stain simply returns down the same line.

Unnecessary redecoration

Owners routinely pay to repaint or re-render walls that only needed cleaning, a job many times the cost of a softwash, for a coating that will stain again if the growth is not treated.

How the job runs, start to finish

Step 1

Inspection

We identify the render type, silicone, monocouche, K Rend, pebbledash or paint, check for existing cracks and blown sections, and trace the source of any streaking back to its cause.

Step 2

Diagnosis

Panel count, staining severity and substrate condition decide the treatment strength and whether a steam washdown is needed. Anything we would not clean without a repair first is flagged before we quote.

Step 3

Execution

Planting, paving and glazing are protected. The softwash is applied at low pressure across full panels so there are no tide marks, dwelled, then washed down gently where the staining warrants it.

Step 4

Verification

Before the vans move, the work is walked with you or photographed end to end. Gutters are flow-checked, surfaces are inspected in daylight, and anything we found along the way, a slipped tile, a split downpipe, a failing joint, is reported in writing rather than left for you to discover.

Step 5

Completion and guarantee

The site is cleared, planting is rinsed off and your invoice follows by email. Where the service carries a guarantee, the terms are confirmed in writing with the date the cover runs from, and low-cost retreatment is offered before the cover lapses rather than after.

Render Cleaning: methods, materials and variations

Render types and materials

Silicone and acrylic thin-coat systems clean readily and hold their colour well. Monocouche through-coloured render is more porous and needs a lower-strength solution with a longer dwell. K Rend and similar textured systems trap growth in the aggregate and often need two passes. Pebbledash holds the most debris of all and takes the longest. Painted masonry is treated cautiously: the paint's age and adhesion set the ceiling on what can safely be done.

Softwash method in detail

The solution is applied at roughly garden-hose pressure through a broad fan, saturating the panel from the bottom up to prevent run marks. It is left to dwell so the biocide breaks down the cell structure of the algae and lichen rather than just bleaching the surface. Heavier organic staining then gets a controlled steam washdown, heat and volume rather than pressure, to carry the dead growth away.

Variations of the service

Full-property cleans, single-elevation cleans for the shaded side only, spot treatment of streak lines under sills and gutters, and scheduled retreatment for coastal or heavily wooded settings. Render cleaning is frequently booked together with roof cleaning, since roof runoff is a common source of wall staining.

How long does render cleaning take?

A typical detached house is a one-day job. Single elevations are often half a day. Large commercial buildings are scheduled around access equipment and quoted with a duration up front.

Will it damage my render?

No. We softwash at low pressure specifically so the coating is cleaned rather than eroded. Pressure washing is what damages render, which is why we do not use it here.

How long does the guarantee last?

Render cleaning carries a 2-year guarantee against the return of organic growth, with optional low-cost retreatment available afterwards.

How long will the walls stay clean?

Two years under guarantee is the benchmark, and often longer on well-drained, sunlit elevations. Shaded or tree-covered walls benefit from a retreatment visit at the two-year mark.

Can you clean painted walls and pebbledash?

Yes. Painted masonry is treated at reduced strength depending on the age and adhesion of the paint, and pebbledash is cleaned with a longer dwell because the aggregate holds more growth.

Do you clean commercial buildings?

Yes. We hold IPAF and PASMA working-at-height qualifications, provide RAMS and method statements on request, and carry £5m public liability and £10m employer's liability cover.

Will it harm my plants?

Planting, borders and paving are sheeted before we start and rinsed down afterwards. This is part of the standard method, not an extra.

Do you need scaffolding?

Not up to three storeys. Above that we bring in MEWPs, cherry pickers or tower scaffolding, priced into the quote.
