Overview
What commercial window cleaning actually involves
Regular window cleaning for offices, units and commercial buildings, delivered by a working-at-height qualified team. Window cleaning is not offered as a standalone residential service, though it is included as standard with residential roof cleaning packages.
What it is
Commercial window cleaning is the scheduled or one-off cleaning of glazing on offices, retail units, industrial buildings and multi-occupancy premises, using pure water pole systems from ground level and access equipment where height or reach demands it.
Who it is for
Offices, retail and trade units, industrial and distribution buildings, schools, healthcare premises, managing agents and facilities management contractors. Window cleaning is offered to commercial clients only: it is not available as a standalone residential service, though it is included as standard with residential roof cleaning packages.
When it is needed
On a scheduled cycle, typically monthly to quarterly depending on the setting, plus one-off cleans before an inspection, an open day, a lease event or a marketing shoot.
Why professional help matters
Glazing is the most visible surface on a commercial building and the fastest to show neglect. Untreated soiling also bakes onto the glass over time, and mineral deposits from run-off eventually etch the surface permanently.
What's included
- Commercial premises only
- Up to three storeys as standard, higher with access equipment
- IPAF and PASMA qualified operatives
- One-off or contracted repeat cleaning
Pricing
Commercial Window Cleaning is priced per property based on size, access and condition, and confirmed in a written quote valid for 30 days. Payment is by bank transfer against an invoice, or cash; we do not currently take card payments.

What it costs to wait
What happens if it is left
Deposits etch the glass
Mineral run-off from concrete and metal above the glass leaves deposits that bond to the surface. Cleaned regularly they lift; left for years they etch and require restoration rather than cleaning.
Frames and seals degrade
Grit and organic debris collecting in the frame channels holds moisture against the seals, which perish faster and eventually leak.
The premises undersell the business
Dirty glazing is the single most visible sign of a poorly maintained building, and it is noticed by every visitor and prospective tenant.
Ad-hoc arrangements create risk
Uncertificated operatives working at height on your premises is an insurance and liability exposure your own policy may not cover.
Common mistakes we get called in to fix
- Using uncertificated labour at height with no RAMS in place
- Cleaning glass with tap water, which dries with mineral spotting
- Ignoring the frames and sills, so run-off dirties the glass again within days
- Booking ad-hoc cleans instead of a cycle, letting deposits bond to the surface
- Scheduling during peak footfall, which disrupts trading and slows the work
Our process
How the job runs, start to finish
Step 1
Inspection
We survey the elevations, glazing count, reach requirements, ground conditions for access plant, and any site-specific induction or permit requirements.
Step 2
Diagnosis
Reach and building type set the method: pure water pole from ground level where possible, MEWP, cherry picker or tower scaffolding where not. RAMS and method statements are issued on request before mobilisation, with the cleaning frequency agreed to suit the setting.
Step 3
Execution
Glass, frames and sills are cleaned in a planned sequence around the building, working in agreed windows so entrances and pedestrian routes stay usable throughout.
Step 4
Verification
Before the vans move, the work is walked with you or photographed end to end. Gutters are flow-checked, surfaces are inspected in daylight, and anything we found along the way, a slipped tile, a split downpipe, a failing joint, is reported in writing rather than left for you to discover.
Step 5
Completion and guarantee
The site is cleared, planting is rinsed off and your invoice follows by email. Where the service carries a guarantee, the terms are confirmed in writing with the date the cover runs from, and low-cost retreatment is offered before the cover lapses rather than after.
Benefits
What you get for the money
Speed
Pure water pole systems clean from ground level, so most buildings need no access plant and no lost time setting it up.
Safety
IPAF and PASMA qualified operatives, documented RAMS, and appropriate access equipment above three storeys.
Longevity
A regular cycle stops deposits bonding to the glass, which is what turns cleaning into restoration.
Cost savings
Scheduled cycles are priced lower per visit than reactive one-off cleans, and prevent the etching that permanently damages glazing.
Reliability
A directly employed team of five across three vans: the same people, to the same schedule.
Peace of mind
£5m public liability and £10m employer's liability cover, with documentation available for your maintenance file.
In detail
Commercial Window Cleaning: methods, materials and variations
Glazing types and materials
Standard commercial double glazing, curtain walling, shopfronts, atria, roof lights, internal glazed partitions where access allows, and solar control or coated glass that must be cleaned without abrasion. Coated and self-cleaning glass in particular needs pure water and soft brushing rather than chemicals or blades.
Method and equipment
Pure water fed poles use filtered, deionised water that dries without spotting and leaves no residue, so glass stays cleaner for longer than with detergent methods. Frames, sills and transoms are brushed as part of the same pass, since run-off from a dirty frame re-soils clean glass within days. Above pole reach, MEWPs, cherry pickers or tower scaffolding are used, with IPAF and PASMA certification held by the operatives.
Variations of the service
Scheduled cycles from monthly to quarterly, one-off presentation cleans before inspections or open days, post-construction and post-fit-out cleans where builders' residue is present, and combined mobilisations with cladding, gutter and carpark cleaning to share the access cost across services.
Situations this applies to
Roadside offices and retail units collecting traffic film fastest, industrial estates with airborne dust, buildings under trees carrying sap and organic film, schools and healthcare sites requiring holiday-period access, and any premises where a lease event or inspection is approaching.
Residential and commercial differences
Window cleaning is a commercial-only service here: we do not take standalone residential window rounds. Homeowners do receive window cleaning as part of a roof cleaning package, included as standard alongside gutter clearing and fascia cleaning.

Questions
Commercial Window Cleaning FAQs
How much does commercial window cleaning cost?
It is quoted by glazing area, reach requirement, access needs and frequency, with a written itemised quote valid for 30 days. Contracted cycles are priced lower per visit than one-off cleans.
Do you clean residential windows?
Not as a standalone service. Window cleaning is offered to commercial clients only, though it is included as standard with residential roof cleaning packages.
How often should commercial glazing be cleaned?
Monthly for roadside retail and customer-facing offices, quarterly for industrial and less exposed premises. We will recommend a cycle based on your setting rather than sell you the maximum.
How high can you reach?
Three storeys as standard with pure water poles. Above that we use MEWPs, cherry pickers or tower scaffolding, priced into the quote.
Do you provide RAMS and method statements?
Yes, on request, along with our insurance schedule and IPAF and PASMA certification evidence.
What insurance do you carry?
£5m public liability and £10m employer's liability cover.
Can you work outside trading hours?
Yes. Early morning, evening and weekend scheduling is standard on commercial sites.
Why pure water rather than detergent?
Filtered, deionised water dries without spotting and leaves no residue for dirt to cling to, so the glass stays clean measurably longer.
Can you clean the cladding and gutters at the same time?
Yes, and combining them into a single mobilisation reduces the total access cost considerably.
Which areas do you cover?
Milton Keynes, Buckinghamshire, Bedfordshire, Northamptonshire and the surrounding counties.
